What is scope creep and why is it a problem in construction?

Construction projects run the gamut from simple updates to new builds and complete renovations. Each of these projects should be governed by a contract that outlines each aspect of the project.

One area of contracts that’s vitally important is the one that outlines the scope of the project. This includes everything from a detailed description of what’s being done, materials that will be used and anything that the contractor and client agree upon for the price and timeline.

How does scope creep occur?

Scope creep occurs when the client wants to make changes to the project. These often begin with very small changes, some of which might not have an overreaching impact on the contract. Those small changes sometimes add up to major changes or lead to the client assuming that changes are acceptable without considering how much of a change they’re asking for.

The issue with scope creep is that the changes can increase the cost of the project because of added materials and labor. They can also lengthen the time it takes to complete the project. This can lead to disputes between the client and contractor if the changes in scope aren’t clearly discussed and included in an amended contract.

Contractors can prevent scope creep from occurring by having a clear and standard method for clients to request changes to their projects. This ensures both parties are aware of how changes must occur and have a documented update to what’s expected.

Scope creep can turn a simple construction project into a nightmare for the client and the contractor. Addressing this construction contract issue quickly can ensure that there’s mutual understanding between both parties. When this doesn’t occur, legal action may follow. Seeking assistance with this matter is critical because it can be such a complex matter.
